Summer is flying by, and before we know it, students will be heading back to school. While many people think the real estate market slows to a crawl this time of year, that's not what we're seeing here in Sarasota.
In fact, this week's market numbers tell a different story.
During the week of July 27 through August 2, Sarasota saw 641 closed sales, 521 new listings, 526 pending sales, and only 770 price changes. Those numbers show that buyers are still actively purchasing homes, sellers are continuing to list their properties, and many homes are being priced more accurately from the start.
One of the biggest takeaways this week is the number of closed sales. More than 600 homes changed hands, which tells us buyers are still confident enough to move forward despite today's mortgage rates.
Rates remain in the mid-6% range, so affordability is still part of every buyer's decision. Instead of rushing into purchases like we saw a few years ago, today's buyers are taking a more thoughtful approach. They're comparing homes, evaluating monthly costs, and looking closely at insurance, taxes, HOA fees, and overall value.
The buyers are still here. They're simply making more informed decisions.
Another encouraging trend is the decline in price changes.
Only 770 homes reduced their price this week, continuing a trend we've been watching for several weeks. That suggests many sellers are entering the market with more realistic expectations and stronger pricing strategies.
In today's market, pricing a home correctly from day one is one of the most important decisions a seller can make.
Buyers have choices, and they know what comparable homes are selling for. When a home is priced competitively and presented well, it has a much better chance of attracting strong interest early in the listing process.
With school starting in just a couple of weeks, many families are working toward one goal: getting settled before the first day of class.
That creates a unique window in the market.
Families relocating to Sarasota or moving within the area are often motivated to make decisions quickly. At the same time, buyers without school schedules may find slightly less competition once the school year begins.
Every season creates different opportunities, and late summer is no exception.
There is a reason Sarasota remains one of Florida's most sought-after places to live.
