Renting in Florida today? This Amendment 3 detail is worth knowing.
On November 3rd, Florida voters will decide on Amendment 3. I’ve already shared some thoughts on what’s at stake. But I came across one detail I haven’t seen talked about much, and it matters most for people who rent now and hope to buy later.
You may not need to own a home by December 31, 2026.
Under the proposal, what counts is whether Florida is your permanent residence by that date. If it is, you could qualify for the enhanced homestead exemption when you eventually buy and establish homestead eligibility.
Here’s how that might look. Say you’re renting in Sarasota now and buy your permanent home in 2028. If Florida was already your permanent residence by December 31, 2026, you could qualify for the enhanced exemption once you’re an eligible homeowner.
Now compare that to someone who becomes a Florida resident in 2027. They’d generally get the lower exemption for their first four years of homestead eligibility. The enhanced exemption wouldn’t start until year five.
The proposed changes would raise the exemption on assessed value for non-school taxes to as much as $150,000 in 2027 and $250,000 in 2028.
A little planning now could pay off later.
If you’re renting, start keeping proof of your Florida residency. A Florida driver’s license, voter registration, your lease and utility bills can all help show it.
A few things to keep in mind. This is still a proposal, and it only happens if voters approve it. Final eligibility rules will need to be confirmed. For a clear walkthrough, including a tax savings estimator, visit the Sarasota County Property Appraiser’s website.
Whether you’re renting, thinking about a second home, or planning to make Sarasota your permanent home in retirement, it helps to know the rules before you make a move.
If you’re wondering how this could affect your plans to buy, I’m always happy to talk it through.
