After a bit of a quieter stretch to start the month, Sarasota's real estate market is showing some encouraging signs of picking back up. If you read last week's update, you know closings had slowed down quite a bit as the early fall rhythm settled in. This week tells a slightly different story, and it is a nice one.
For the week of September 14 through 20, 2026, here is how things shaped up.
New Listings: 513 Cancelled: 140 Closed: 435 Pending: 455 Back on Market: 133 Price Change: 804
The number that stands out most this week is closed sales, which climbed to 435 after dipping down to 338 the week before. That is a solid rebound, and it suggests the slower stretch we saw earlier in the month may already be starting to ease up. Deals that had been moving a little more slowly through the pipeline seem to be catching back up.
New listings rose to 513 this week, up from where they were the previous week. That tells us sellers are feeling a bit more confident about putting their homes on the market again, which is a good sign heading into the rest of the fall season.
Pending sales held fairly consistent at 455, keeping pace with last week's numbers. Even with some ups and downs elsewhere, buyer demand has stayed reliable, which is reassuring no matter what season it is.
Price changes climbed again to 804, the highest we have tracked yet this month. Sellers are clearly staying tuned in to buyer feedback and adjusting their pricing to match where the market actually stands. That kind of responsiveness tends to keep deals moving in a healthy direction, even during a seasonal shift.
After a slower start to September, this week feels like a nice step in the right direction. Closings are picking back up, sellers are stepping back into the market, and buyers have not lost interest along the way. Sarasota's fall market may be starting to find its footing again, and that is worth feeling good about.
