If you have been following along the last few weeks, you already know Sarasota's real estate market has been shifting a little now that school is back in session and summer is winding down. This week's numbers continue that same story, and honestly, that is exactly what we would expect this time of year.
For the week of September 7 through 13, 2026, here is how things shaped up.
New Listings: 472 Cancelled: 154 Closed: 338 Pending: 472 Back on Market: 123 Price Change: 790
The number that really stands out this week is closed sales, which dropped to 338 from 533 the week before. That is the biggest change we have seen in a while, but it is not something to be alarmed about. Early fall tends to be a quieter stretch in Sarasota, and this dip lines up right on schedule with the seasonal pattern we mentioned a couple of weeks ago.
Sellers eased up slightly this week as well, with new listings coming in at 472, down a bit from the previous week. That is pretty typical behavior once summer wraps up. Sellers often take a step back to reassess before jumping back in more actively later in the fall.
Here is the encouraging part. Pending sales held steady at 472, which tells us buyer interest has not gone anywhere. It might just be taking a little longer for deals to move from offer to closing right now, which makes sense given the slower pace we are seeing elsewhere in the numbers.
Price changes climbed to 790 this week, the highest we have tracked recently. Sellers are clearly still paying close attention to buyer feedback and adjusting their pricing to match where the market actually is, rather than holding onto expectations from earlier in the year. That kind of responsiveness tends to keep deals moving even during a slower season.
None of this points to a market in trouble. It is simply Sarasota doing what it typically does this time of year, settling into a quieter rhythm before picking back up as fall continues. Buyers are still out there, sellers are staying reasonable, and the fundamentals of this market remain solid.
