October 12, 2026
If you caught last week's update, you know Sarasota's real estate market had quite a moment, with closings jumping all the way up to 736 in a single week. This week things cooled off a bit, and honestly, that is exactly what you would expect after a surge like that.
For the week of October 5 through 11, 2026, here is how things shaped up.
New Listings: 589 Cancelled: 144 Closed: 381 Pending: 424 Back on Market: 125 Price Change: 806
The biggest shift this week is closed sales, which dropped to 381 after last week's standout number of 736. That kind of pullback makes a lot of sense following such a strong surge. A good chunk of the deals that had been building up through September likely closed out all at once last week, so this week was always going to look calmer by comparison.
Sellers pulled back slightly as well, with new listings settling at 589 after reaching 640 the week before. Nothing dramatic here either, just a natural step down after an especially active stretch.
Here is some genuinely good news. Cancellations and homes going back on market both came down this week, landing at 144 and 125. Both numbers are lower than what we saw last week, which suggests deals are holding together a little more smoothly right now.
Pending sales actually ticked up slightly to 424, which tells us buyers are still writing offers even as the overall pace of the market calms down. That consistency is a great sign heading further into fall.
Price changes dipped a touch to 806, though sellers are continuing to stay responsive to buyer feedback rather than holding firm on outdated numbers. That kind of flexibility tends to keep things moving smoothly no matter what the weekly volume looks like.
After such an active end to September, this week reads like a natural reset rather than anything to worry about. Sarasota's market tends to move in waves like this, with bursts of activity followed by quieter stretches to balance things out. Buyer interest remains steady, and that is really the number that matters most heading further into October.
