At first glance, that is a lot of activity for one week. Let's break down what it actually means.
With 538 homes going pending, buyer demand has not slowed down, even with mortgage rates holding in the mid 6% range this month. Rates are higher than the lows we saw a few years back, but plenty of buyers are choosing to move forward rather than wait things out. That tells us something important: people are adjusting their expectations and finding ways to make homeownership work, rather than putting their plans on hold indefinitely.
The number that really stands out this week is price changes. With 815 listings adjusting their price, sellers are clearly paying attention to where the market actually is right now, not where it was a year or two ago.
